Does your commercial building have a roof leak that needs attention? Commercial rooftops can develop leaks too, and they can sometimes be hard to detect if the leak is small or important signs are overlooked. Roof leaks can be notoriously bad for your building, ruining insulation and even causing structural materials to rot.
But what does a leak look like? What signs should you be paying attention to? Here are several of the most common indicators to watch for, and why they mean that a roof leak is probably the beginning of these problems.
Stains on Ceilings and Walls
A slow leak in mild weather may be very difficult to spot. However, over time, these sorts of leaks tend to show up as brown stains on ceiling tiles and walls, an indication that something above is going wrong. After a rainstorm, these stains may be damp to the touch, a sure indicator that the leak is getting worse. These more subtle leaks are particularly insidious because they could be doing a lot of damage behind the walls and ceilings that you didn't know about.
It can also be very difficult to locate exactly where these leaks develop. They may have traveled a long way before they show up as stains. That's why it's important to have an experienced roofing professional examine the damage and locate where the original problem started.
An Unidentified Odor
Long-term leaks tend to create a musty odor. This is caused in part by decaying materials as the leak spreads, and in part, by new problems all that moisture creates, like mold and curious pests. If you notice a strong odor in a part of the building where there was no odor before, especially in the days or weeks following a bad storm, then you could have a leak that needs attention.
Mold and Mildew Growth Inside the Building
Sometimes you don't even need an odor to give a clue; you start noticing mold or mildew growing in the corners of your walls or other locations that indicate a leak. This is bad news. Mold is very destructive, spreads easily, is difficult to get rid of, and can cause insurance problems. If you see any around your building, deal with the issue immediately rather than waiting and hoping it will dry up.
Damp Areas or Small Puddles
If you have a leak in a warehouse or storage room, your first sign may be a wet spot or a puddle that shows rain has entered. Fortunately, this makes detecting a leak very easy! Naturally, such signs appear after rain and tend to disappear within a couple of days, but that doesn't mean the leak isn't doing damage.
