The Dangers of Water Intrusion From a Commercial Roof

The Dangers of Water Intrusion From a Commercial Roof
If you fail to properly maintain your commercial roof, a leak can develop. A leak allows water to seep through your roof when it's raining. There are many dangers associated with water intrusion from a commercial roof. Understanding what these dangers are can help to reinforce the importance of having your commercial roof inspected and properly maintained.

Interior Damage

When water seeps in through a commercial roof, it can cause interior damage. This includes damaging the flooring in your space, the drywall and any other structures that are inside, such as countertops, kitchens or bathrooms.

Equipment and Inventory Damage

Another reason why water intrusion can be damaging is that it puts the equipment or inventory that you store inside your building at risk. Items, such as computers, restaurant equipment and clothing for sale can all be permanently damaged if they get wet due to a leak in your roof.

Structural Damage

The interior of your commercial building is not the only thing that water from a roof leak can damage. Water can seep through the roof and ruin the structure of your building. Wooden beams, insulation and the trusses and decking on your roofing can all be adversely affected by water. Water can also cause problems to your electrical, heating and cooling system or plumbing systems.

Mold and Mildew

When moisture is present in a building, mold and mildew are always possible. Mold can begin to grow when something has been wet for as little as 24 hours. Mold and mildew are extremely dangerous and damaging to your building. Unfortunately, they can both be costly and time-consuming to remove. Preventing a leak in the roof is cheaper than mold remediation and clean-up.

Fire Hazard

It may seem odd to say that water is a fire hazard but leaks in your roof can be just that. Leaks can damage your electrical system, which could potentially start a fire. Wires might short out or rust if exposed to water. If you have already sustained a roof leak, it's important to have your electrical system inspected after the leak is repaired.

Wasted Energy

The last reason why water intrusion can be damaging is that it may lead to wasted energy. If water is leaking through your roof, heated or cooled air can exit the building and outdoor air can seep through. This will cause your heating or cooling unit to work harder, which increases your energy usage.

It is recommended that your commercial roof is inspected every six to 12 months, depending on its age and the material the roof is made from. If you are due for your roof to be inspected, contact MG Roofing, Inc. to schedule an inspection today.
